January data across Miami-Dade, Broward, and Palm Beach reflects a market adjusting to a more deliberate pace. Median listing prices are modestly lower year over year in all three counties, while inventory remains above last year in Miami-Dade and slightly higher in Broward, with Palm Beach showing a decline. Days on market continue to rise regionally, indicating longer decision timelines. Even so, pending activity remains stable or improved in certain areas, reinforcing that properties priced and positioned strategically are still attracting buyer interest.
Additional Insight
One notable dynamic this month is the sharp increase in new listings entering the market while pending activity has softened slightly month over month. This reflects seasonal supply returning early in the year, alongside buyers who remain active but selective. With inventory expanding and days on market trending higher, absorption is occurring at a more measured pace. This does not signal instability, but rather a shift toward a market that rewards realistic pricing and strong positioning from the outset.
