What makes buyers hesitate the most before making an offer?
Insight
Fear of overpaying received the most votes, followed by uncertainty about the market and waiting for something better. Surprisingly, no one selected “fear of offering too low.”
The results suggest that buyers are less worried about offending a seller with a low offer and more worried about making the wrong decision altogether.
What Most People Miss
Many buyers hesitate because they fear paying too much, but waiting can create its own risks. A property that already meets most of their needs may disappear while they continue searching for something “better.”
Interestingly, no one selected “fear of offering too low.” This may reflect a shift in buyer mentality: buyers today seem more comfortable negotiating than committing. Hesitation is not always about price. Often, it comes from the pressure of trying to make the “perfect” decision in an imperfect market.
What makes a home feel more expensive than it is?
Insight
Refined design details received the most votes, followed closely by calm, uncluttered spaces and thoughtful lighting. No one selected “minimal personal items.”
The results suggest that preparing a home for showings should be approached as designing an experience for the buyer. Not a cold or impersonal one, but one that feels refined, comfortable, and easy to move through.
What Most People Miss
Calm, uncluttered spaces performed strongly, while “minimal personal items” received no votes. That distinction is important. Buyers do not necessarily want homes to feel empty or impersonal. They want them to feel organized, balanced, and easy to experience.
In many ways, touring a home is a user experience. Buyers walk through every room, observe details closely, and mentally test how daily life would feel in the space.
At the same time, refined design details received the most votes overall. This suggests that buyers are not easily deceived by superficial presentation. Subtle sophistication, quality materials, thoughtful finishes, and cohesive design continue to signal real value.
