Behind the Numbers
The latest data across Miami-Dade, Broward, and Palm Beach shows active inventory well below last year's levels, while median listing prices remain modestly lower across all three counties. Homes are also spending slightly fewer days on market, and pending listings remain above last year throughout the region. Closed-sales* data adds another layer to the picture, showing that market conditions vary by property type even as overall inventory has tightened.
Additional Insight
One important distinction is emerging between asking prices and actual sale prices. While county-wide median listing prices are lower than a year ago, median closed-sale* prices increased in several property segments, including single-family homes in all three counties. Sellers are also receiving a higher percentage of their original asking price in several segments. Together, the data shows why listing-price trends alone do not tell the full story of current pricing conditions.
