Coconut Grove's Changing Tables: What's New, What's Gone and What's Coming This Fall

On February 7, The Last Carrot served its last lunch at 3133 Grand Avenue after about 50 years. On June 28, LoKal closed its doors on Commodore Plaza after nearly 15 years. Between spring and September, five new dining rooms opened in the neighborhood.

The cost of a storefront has shaped the year's turnover. The address of each 2026 opening and closing lines up with that cost almost exactly. Commodore Plaza lost an independent and is getting a national brand. Grand Avenue lost a fixture to redevelopment and gained rooms in buildings whose owners pick their tenants carefully. Independent chefs are still opening, mostly on Main Highway and out on Grove Isle.

Commodore Plaza and the story of 3190

LoKal's building is a good place to start, because one address shows the whole year in miniature. According to The Real Deal, Matt Kuscher's Kush Hospitality ran restaurants at 3190 Commodore Plaza beginning in 2011, including LoKal and Vicky's House, a retro milkshake bar. Vicky's House later became Victoria's Vinos & Vermouth and then reopened as Si Papa, a lasagna concept, through a partnership with 84 Magic Hospitality. The same report says the space was empty by the end of June, and 84 Magic plans to move Si Papa elsewhere.

Property records cited by The Real Deal show that an ABL Real Estate entity bought the 3,200-square-foot building in September for $3.9 million, or $1,219 per square foot. Kuscher posted on social media in March that "the rents were raised 50 percent." Miami New Times later reported that major building repairs added to the financial pressure. The same piece put Grove restaurant base rents at an average of $85 to more than $100 per square foot per year.

The next tenant is La La Land Kind Cafe, a coffee chain known for bright yellow cups and matcha drinks. Coconut Grove Magazine reported on October 14 that construction was underway in the former LoKal space and that no opening date had been announced. The magazine also reported that this would be the chain's first Miami-area café. Its other locations are in California, Texas, Arizona and Tennessee. The menu will likely include the La La Latte, Banana Cloud Latte and Lavender Bloom Latte, along with toast and pastries, though the magazine says the Grove menu hasn't been confirmed.

The rent behind the map

The building sale and the rent increase make sense next to the neighborhood-wide numbers. The Real Deal, citing Colliers, reported that average direct asking retail rents in Coconut Grove topped $110 per square foot in the second quarter of 2026. That's among the highest of any Miami-Dade submarket and more than double the $45.50 average of a decade earlier.

Ryan Brodsky, a Colliers retail broker quoted in that article, compared the Grove's limited retail space to a waiting list. He said landlords can be highly selective and curate their tenant mix rather than lease to the first applicant. Chef Michael Beltran of Ariete Hospitality Group told the outlet that "the inventory is depleted." He also said he locked in a long-term lease for Ariete before the boom. Ariete opened at 3540 Main Highway in 2016 and has held a Michelin star every year since the guide came to Florida in 2022.

So whether a place opens comes down to whether its numbers work in a market that prices storefronts like this. Every street below follows from that.

Grand Avenue: redevelopment out, curated tenants in

The Last Carrot didn't close for lack of customers. New Times attributed the closure to the demolition of its site for the Ziggurat, a mixed-use project from the Allen Morris Company. Coconut Grove Spotlight reported that Erin and Meadow Compton, who run the shop, hope to reopen in Coconut Grove but hadn't found a new site. The same piece quoted a resident who called The Last Carrot one of the remaining things that made the Grove feel special and organic.

Elsewhere on the same avenue, two rooms opened this year. Grand Public Kitchen + Bar took over the former Planta Queen space at 3015 Grand Ave. with a contemporary American menu. The Miami Herald reports that Toronto hospitality veterans Matthew Tsoumaris and Ryan Bassels are behind it, with chef Leo Pablo leading the kitchen.

1986 Argentine Steakhouse opened at 2911 Grand Ave., Suite 111, built around live-fire cooking, according to Coconut Grove Magazine. That address is part of Mayfair in the Grove, the 288,000-square-foot mixed-use complex owned by Timo Kipp's Whalou Properties. Its tenants already include Carbone Vino, whose lease at Mayfair runs over $100 per square foot in fixed rent plus a revenue share, according to The Real Deal. In the selective leasing environment Brodsky described, an opening at Mayfair is a choice the landlord made too.

McFarlane Road: the block beside Mr. C

McFarlane Road has become the Grove's brand-name corridor almost without anyone announcing it. Miami Slice opened at 2996 McFarlane Road on August 12, right next to the Mr. C Hotel, the Herald reported. The founding team includes founder Alejandro Diaz, managing partner Manuel Peinada and operating partners Jose "Chema" Cardenas, who is also the culinary director, and Santiago Huen. They started with a slice bar at 1335 NE Miami Ct. in 2022 and have since added Key Biscayne, the Fontainebleau Las Vegas and a vendor stand at Inter Miami CF's Nu Stadium.

The Grove location serves the same New York-style pies, including Pepperoni Proper, Mushroom Truffle and Leeks on Bacon. It also has new dishes from a wood-fired oven and keeps the slice bar. Hours are 5 to 11 p.m., Wednesday through Sunday, first come, first served, with no reservations.

Farther along at 2979 McFarlane Rd., Levain Bakery is set to open its first Florida location. Miami New Times listed it in September as expected "this fall." As of this week, Levain's Coconut Grove page still says "Coming Soon!" and gives no date.

Main Highway and Grove Isle: where independents still open

The two newest chef-driven rooms come from small independent teams. Manoli opened at 3540 Main Hwy. on July 22. Chef Emmanouil "Manoli" Aslanoglou runs the kitchen, and his résumé includes KYU and MasterChef Greece. Miami New Times describes shareable plates, seafood, lamb chops, cocktails inspired by Greek mythology and a tableside dessert trolley of baklava and profiteroles.

On September 18, La Sponda opened at Vita at Grove Isle. It's a waterfront Italian restaurant from Thomas and Kassidy Angelo, the father-daughter team behind Gioia Hospitality Group. According to Miami New Times, they spent three years developing it around Italy's regional cooking. Thomas previously ran Fiola Miami in Coral Gables. Culinary director Daniel Ganem's menu opens with crudo and caviar, including an orata crudo with Gioia Leccino olive oil. The team spent six months perfecting its ricotta cavatelli al pomodoro. Thomas suggests starting with a cocktail and a bar snack, such as fried risotto topped with tuna tartare or a hash brown with uni and caviar.

National retail is reaching Main Highway as well. Coconut Grove Magazine reported in August that Le Labo, the fragrance and personal-care brand, plans a shop at 3444 Main Highway and expects to open "soon." No date has been given.

Dates for the next two weeks

The Coconut Grove BID calendar has two November events worth planning around:

  • Mr. C Holiday Market, at Mr. C Miami on Thursday, November 5, and Friday, November 6. Miami Slice is right next door to the hotel.
  • Holiday Barkzaar, at The Barnacle Historic State Park on Saturday, November 14, starting at 11 a.m.

The Mr. C market starts today, and Miami Slice opens at 5 p.m., so a market stop and a slice can fit in one evening.
