Behind the Numbers

South Florida’s housing market continues to display steadiness rather than sharp change. Compared with last month, key indicators show only minor shifts. Prices have leveled off, listings remain elevated, and the average time to sell holds near three months. Year over year, inventory growth remains notable, particularly in Miami-Dade and Broward, a sign of a healthier, more balanced market where buyers have more options.

Slight price adjustments reflect realism, not neccesarily weakness, as sellers continue aligning with current demand. While properties are taking longer to sell than a year ago, this pace is in line with historic norms, not a slowdown. The overall picture remains one of gradual normalization, a sustainable environment that supports measured activity for both buyers and sellers.
