Behind the Numbers
South Florida’s housing market in August looks much like it did last month: stable, balanced, and continuing its gradual adjustment. Active listings remain well above last year, offering buyers more options, while prices show modest year-over-year declines that reflect realistic seller positioning rather than weakness. Homes are spending close to three months on the market, a pace consistent with healthy, pre-pandemic conditions.
At the same time, some national headlines have highlighted sellers pulling their homes off the market rather than cutting prices. Locally, this isn’t a cause for alarm. It’s part of a normal process of market acceptance: as conditions shift, not every seller is ready to adjust right away. Over time, these adjustments are what allow the market to reach equilibrium, benefiting both buyers and sellers. The big picture remains positive, inventory is healthier, negotiations are more balanced, and the market is steadily finding its way back to sustainable footing.
