Behind the Numbers
Active listings declined year over year in Miami-Dade (−8%), Broward (−12%), and Palm Beach (−19%), while median listing prices also decreased across all three counties. Homes spent less time on the market than a year earlier, and price reductions were down in each county. Pending listings presented a more varied picture, remaining nearly unchanged in Miami-Dade, declining in Broward, and increasing in Palm Beach. Together, these figures show a smaller selection of available properties, with differences in activity across the three markets.
Additional Insight
While median listing prices have declined across all three counties, median sale prices for single-family homes have increased. At the same time, sellers are receiving a higher percentage of their original asking prices, and homes that closed are reaching contract in less time than a year ago. Together, these trends are consistent with asking prices being more closely aligned with what buyers are willing to pay, allowing transactions to move forward with less negotiation and shorter marketing periods.
