Behind the Numbers

The latest data across Miami-Dade, Broward, and Palm Beach shows fewer active listings than a year ago, while median listing prices remain modestly lower across all three counties. At the same time, homes are spending fewer days on market, and pending listings are above last year's levels throughout the region. Together, these measures point to an active but selective market, with more properties moving into pending status than a year ago despite a smaller pool of listings.

Additional Insight

What stands out is that tighter inventory has not translated into higher asking prices. Instead, shorter market times, stronger pending activity, and fewer price reductions suggest buyers are responding when pricing aligns with current expectations. Recent gains in closed sales across South Florida reinforce this picture. The market appears increasingly active, but still price sensitive, with the distinction between asking prices and closed-sale performance becoming particularly important.
